Today was a pretty big day. I took the day off work because, not only was it Luis' 34th birthday, but we started signing papers on the house and had the home inspection. We wanted to have a seperate mold inspection done but didn't have the money. They needed it upfront and wouldn't bill for the inspection so we had no choice but to cancel. We had no idea how much a mold inspection would be in the first place. It's $100 for them to even come out and then $70 for each sample taken. They expected to take atleast 4 at the new house. So anyway, the house inspection showed WAY more problems than we expected. We've faxed over the summary to the listing realtor but haven't heard anything back. Looks like we'll be going back to the table with more negotiations. The inspectors estimate on work that he both was going to recommend and require was $3600. There's even more problems with the fireplace that he couldn't give estimates on. We're going to have to have a strucutural engineer come out and inspect the fireplace. We also have to have a certified heating and a/c guy come out and inspect the furnace. That I don't mind, since the unit is 1977 original. Our inspector said that more than likely, the owner will have to replace it. So we'll see what happens. We're still not completely obligated to this house and because of all the problems that have come up, can back out of the contract at any time. We're completely bummed by that idea but we'll see what happens with the negotiations. The owner (a single dad) has already started moving out so our realtor said that he may be willing to pay for everything just to get out of the house. Kim, the EXACT thing happened to us. We asked for more repairs than the owner wanted to deal with, so we backed out. Little did we know God allowed that to happen because we ended up moving and getting a brand new house close to the cost of the other house! So just remember God is in control and if this falls through, He has something EVEN better for y'all. But I am still praying if this is what is supposed to be, it will work out. Just ask for everything and let the owner talk first. The person who speaks first, loses! :)
hope it all works out...sure it will! it stinks b/c you put money into these inspections, but you don't want a house you have to fix up all the time so it's worth it!
